Toads Hole Valley


As you may be aware, Toads Hole Valley has been allocated for development in the Brighton & Hove City Plan.

In June 2022, the development was granted planning permission by the council for 880 new homes which includes 40% affordable housing alongside community facilities. Since then, in March 2023, planning was approved for an additional 182 homes along with community sports facilities on the site. Since that approval, there have also been further applications relating to technical wording and updating the plans.

With the continued national requirement to build new homes, Toads Hole Valley plays an important part of delivering much needed  new homes in Brighton & Hove. 

The Toads Hole Valley proposals include:

1,062 new homes
of which; 40% are affordable – mixture of shared ownership and affordable rent

Neighbourhood centre
including shops

Doctors’ surgery

Community building

Community sports facilities 

Employment space

Large areas of public open space

Children’s play areas

Community orchard/allotments

As with most large developments, since planning permission was granted, the project team has worked extensively with the Council. As indicated above, several different planning applications have previously been submitted and approved in relation to this site. A new composite planning application which will draw together all the previous permissions into one overarching application for the site will shortly be submitted. This is effectively a resubmission of the extant schemes to ensure that this important strategic site is developed and delivered as envisaged in the City Plan.


Please note that the proposals will be identical to what has already been permitted. There will be no change to the proposals and all the community benefits previously granted permission will remain part of the scheme. 


As the site has already received planning permission and given that this new planning application is identical to what has already been supported by the Council, the principle and details have previously been examined, scrutinised and reviewed. The purpose of this new application is purely to ensure delivery on what was already agreed.
